How a 2–1 buydown works

A 2–1 buydown is temporary mortgage payment assistance. An agreed amount is set aside at closing. For months 1–12, your principal-and-interest payment is calculated at two percentage points below the full note rate. For months 13–24, it is calculated one point below. From year three onward, you pay the full note-rate payment. The actual note rate and contractual payment do not change; subsidy funds cover the difference.
